PROJECT:
REQUEST: Cherry Lane Townhomes, L.P. is requesting approval of a site plan. The site plan
proposes two duplex buildings on two lots totaling four residential units. Each building
totals 4,580 square feet of air-conditioned floor area and each dwelling unit is
approximately 2,300 square feet of air-conditioned floor area. Each unit also contains
an attached two car side entry garage of approximately 450 square feet. Properties
zoned “MF-1” are subject to the Residential Adjacency Overlay regulations which
require approval of a site plan for sites within 400 feet of single family residential
properties. There are no variances requested.

HISTORY: -A concept plan and plat was approved for two family development by City
Council on August 19, 1980.
-The “MF-1” zoning was placed on the property by City Council with approval
of Zoning Ordinance No. 480 on September 19, 1989.
-Plat Revision was approved on October 4, 2005 and recorded in the County
March 13, 2006.
TREE PRESERVATION: There are no quality trees located on this property.
PATHWAYS: A minimum 4’ sidewalk is required along Cherry Lane. There are no existing
sidewalks within this subdivision.

1.Label the zoning and land use designations on all adjacent properties and properties across
adjoining R.O.W.'s.
2.Show and label a 5’ type ‘A’ bufferyard along the north, west and south boundaries of each lot.
Include the bufferyard calculation chart (See Site Plan Check List) and a landscape/irrigation plan.
3.A minimum 4’ sidewalk is required along Cherry Lane.
4.Show connections to existing utilities water, sewer and elec/telph/cable (note whether overhead or
underground.) Also show distance to the nearest fire hydrant. Sanitary sewer must be extended to
the property for connection prior to issuance of a building permit.

require construction standards that meet requirements of the Airport Compatible Land Use Zoning
Ordinance No. 479.
* The applicant should be aware that prior to issuance of a building permit a Plat must be processed
and filed in the County Plat Records, a fully corrected site plan, landscape plan, irrigation plan, and
building plans, must be submitted for approval and all required fees must be paid. This may include
but not be limited to the following fees: Park Fee, Perimeter Street Fee, Water & Sewer Impact
