The site plan proposes two duplex buildings on two lots totaling four residential units. Each building totals 4,580 square feet of air-conditioned floor area and each dwelling unit is approximately 2,300 square feet of air-conditioned floor area. Each unit also contains an attached two car side entry garage of approximately 450 square feet. Properties zoned “MF-1” are subject to the Residential Adjacency Overlay regulations which require approval of a site plan for sites within 400 feet of single family residential properties.
