15 Agenda Item No. 1 — Call to Order: Chairman Parrish called the November 11, 2010 Zoning
16 Board of Adjustment meeting to order at 6:33:05 p.m.

18 Agenda Item No. 2 — Approval of the Minutes: Chairman Parrish opened discussion of the
19 minutes of the Zoning Board of Adjustment meeting held on October 28, 2010.

21 Motion was made to approve the minutes of the Zoning Board of Adjustment meeting held on
22 October 28, 2010 as presented to the Board.

33 Agenda Item No. 3 — Administrative Comments: Richard Schell, Planner II, announced that
34 due to the Thanksgiving holiday the next meeting will be December 16, 2010 and due to the
35 Christmas holiday there will be no other meetings in December.

37 Agenda Item No. 4 - ZBA -603, Variance to side and rear yard setbacks: Variance to
38 Ordinance No. 480, Section 11.5(c), requiring a side yard setback of not less than twenty (20)
39 feet and to Section 11.5(d), requiring a rear yard setback of not less than forty (40) feet. The
40 applicant is proposing to build an approximately 864 square foot garage with a side yard
41 setback of ten (10) feet and a rear yard setback of thirty (30) feet.

43 The property is located at 323 Buckboard Court, Southlake, Texas, being described as Lot 4,
44 Indian Creek Estates, an addition to the City of Southlake, Denton County, Texas and being
45 approximately 1.0 acres. The current zoning is SF -1A - Single Family Residential District. The
46 applicant is Integrity Group LLC. The property owner is Richard Johnson.

48 Richard Schell, Planner II, reported twenty -two (22) notices were mailed out within two hundred
49 (200) feet with two responses having been received: Richard Johnson, 323 Buckboard Court,
50 Southlake, Texas, in favor; and, Richard and Barbara Walker, 4344 Homestead Drive,
51 Southlake, Texas, in favor.

54 once sworn in, presented items and answered questions from the Board.

56 Chairman Parrish opened the public hearing.

58 Seeing no response, Chairman Parish closed the public hearing at 6:53:12 p.m. and opened
59 discussion from the Board.

61 Motion was made to approve ZBA Case # 603, allowing the ten (10) foot side yard setback and
62 the thirty (30) foot rear yard setback.
