The plan proposes the subdivision of an existing 1.0 acre lot with “MF-1” Two Family Residential District zoning into two lots. The minimum lot size in the “MF-1” zoning district is 20,000 square feet. The plat revision will result in lots having 21,060 square feet and 22,500 square feet. PROPERTY SITUATION: 400 Briarwood Drive. On the west side of Briarwood Drive approximately 200-feet north of State Highway 114. LEGAL DESCRIPTION: Lot 1, Block C, Briarwood Estates Phase I LAND USE CATEGORY: Mixed Use CURRENT ZONING: “MF-1” Two Family Residential District HISTORY: This property was platted as Lot 1, Block C, Briarwood Estates Phase I on July 21, 1980. The “MF-1” zoning was placed on the property by City Council with approval of Zoning Ordinance No. 480 on September 19, 1989. WATER & SEWER: There is an existing 8-inch public sanitary sewer along the west property line of the subject lot to serve these properties. There is also an existing 6-inch public water line in Briarwood Drive to serve these lots. DRAINAGE ANALYSIS: Drainage from this site is toward the back of the lots to the west. TREE PRESERVATION: A Tree Conservation Plan is required to be submitted with all Plat Revisions. Since there are no easements crossing the property and the building lines are required where they are shown, the Tree Conservation Plan can be deferred until a Site Plan and/or building plans are submitted for building permit review. SOUTHLAKE 2025: The land use designation is Mixed Use and the proposed development is consistent with this designation. Provide all necessary easements for water, sanitary sewer and drainage. * There is an existing 8” public sanitary sewer along the west property line of Lots 1R1 and 1R2 to serve these properties. * There is an existing 6” public water line in Briarwood Drive to serve these lots. * Use the City of Southlake GPS monuments whenever possible. DRAINAGE COMMENTS: * Proposed driveway culverts must be sized by an engineer and submitted for approval to the City Engineer. * This property drains into Critical Drainage Structure #15 and may require a fee to be paid prior to beginning construction ($406.50/acre). * The discharge of post development runoff must have no adverse impact on downstream properties and meet the provisions of Ordinance # 605.
