PROJECT:
REQUEST: On behalf AHMETI Asset Management, LLC, JPH Land Surveying, Inc. is requesting
approval of a plat revision. The plan proposes the subdivision of an existing 1.0 acre
lot with “MF-1” Two Family Residential District zoning into two lots. The minimum
lot size in the “MF-1” zoning district is 20,000 square feet. The plat revision will result
in lots having 21,060 square feet and 22,500 square feet.

BACKGROUND INFORMATION

PROPERTY SITUATION: 400 Briarwood Drive. On the west side of Briarwood Drive approximately
200-feet north of State Highway 114.
LEGAL DESCRIPTION: Lot 1, Block C, Briarwood Estates Phase I
LAND USE CATEGORY: Mixed Use
CURRENT ZONING: “MF-1” Two Family Residential District
HISTORY: This property was platted as Lot 1, Block C, Briarwood Estates Phase I on July
21, 1980.
The “MF-1” zoning was placed on the property by City Council with approval
of Zoning Ordinance No. 480 on September 19, 1989.
WATER & SEWER: There is an existing 8-inch public sanitary sewer along the west property line of
the subject lot to serve these properties. There is also an existing 6-inch public
water line in Briarwood Drive to serve these lots.
DRAINAGE ANALYSIS: Drainage from this site is toward the back of the lots to the west.
TREE PRESERVATION: A Tree Conservation Plan is required to be submitted with all Plat Revisions.
Since there are no easements crossing the property and the building lines are
required where they are shown, the Tree Conservation Plan can be deferred
until a Site Plan and/or building plans are submitted for building permit review.
SOUTHLAKE 2025: The land use designation is Mixed Use and the proposed development is
consistent with this designation.

2.The property is currently zoned “MF-1” – Two Family Residential District. Any plat approval is subject
to current zoning regulations.
* This property is subject to residential adjacency standards in accordance with Ordinance 480, Section 43, Part
III and will require approval of a Site Plan by City Council.
* A 4-foot wide sidewalk is required along Briarwood Drive. If it is not possible to place this sidewalk within the
Right-Of-Way, provide a pedestrian access easement over the area of encroachment by the sidewalk.
* Should this plat be approved, please submit two copies of a revised "check print" prior to submitting any blackline
mylars.

* Original signatures and seals will be required on three mylars prior to filing the plat. Also required are
two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original signatures and seals on each.
Mylars will not be accepted if any erasures or original ink, other than signatures or seals, appear on the plat.
* A “Certificate of Taxes Paid” indicating that there are no delinquent taxes owed on the subject property from each
taxing authority must be provided to the City prior to filing this plat in the County records. A copy of this
information may be obtained from the Tarrant county Tax Assessor/Collector’s Office located at 100 E.
Weatherford St. in Ft. Worth (across from the old red courthouse). There is a service charge of $10 per account for

* We recommend this plat not be filed until the construction plans have been substantially approved. This will ensure
adequate easements and finish floor elevations.

The following comments are based on the review of plans received on 2/20/2007. It is the applicant’s
responsibility to contact the department representative shown above and make modifications as required by the comment.
GENERAL COMMENTS:
1. Provide all necessary easements for water, sanitary sewer and drainage.
* There is an existing 8” public sanitary sewer along the west property line of Lots 1R1 and 1R2 to serve
these properties.
* There is an existing 6” public water line in Briarwood Drive to serve these lots.
* Use the City of Southlake GPS monuments whenever possible.
DRAINAGE COMMENTS:
* Proposed driveway culverts must be sized by an engineer and submitted for approval to the City
Engineer.
* This property drains into Critical Drainage Structure #15 and may require a fee to be paid prior to
beginning construction ($406.50/acre).
* The discharge of post development runoff must have no adverse impact on downstream properties and
meet the provisions of Ordinance # 605.
INFORMATIONAL COMMENTS:
* A ROW permit shall be obtained from the Public Works Operations Department (817) 748-8082
to connect to the City’s sewer, water or storm sewer system.
* Any hazardous waste being discharged must be pretreated Ordinance No. 836.
* This review is preliminary. Additional requirements may be necessary with the review of
construction plans.
