Item 6ACity of Southlake Department of Planning S T A F F R E P O R T January 31, 2007 ZA07-007 CASE NO: Revised Site Plan for Block 22, Southlake Town Square PROJECT: REQUEST: On behalf of SLTS Land, LP, Cooper & Stebbins is requesting approval of a revised site plan. The purpose of this plan is to create a through driveway/streetscape between Central and Summit Avenues adjacent to Summit Park. This revision changes the following: 1)Relocates the driveway intersecting Summit Avenue north of its presently approved location; 2)Adds a driveway onto Central Avenue 3)Reduces the size of Building 22D from a two story 12,300 square foot medical/office building to a one story 6,000 square foot retail/restaurant building. The elevations for this building will be brought back to City Council for approval prior to construction. No other changes are proposed. A variance to stacking depth on all three driveways is requested. A variance was granted for the two driveways on the first site plan approval, but because of the plan revision the variance must be reconsidered. The Planning and Zoning Commission recommend approval with the condition that the Director of Public Works be permitted to remove parking spaces adjacent to the driveways should any traffic issues develop. 1.
