Sign Variance for Aventerra
PROJECT:
REQUEST: This is a variance request from Sign Ordinance No. 704-C requirements for sign
height and sign area for land signs. There are three existing signs on the site and the
applicant is requesting to renew approval of these signs for a period of one year. The
signs were granted a variance on February 7, 2006 and the applicant was asked to
return in 6 months. Two of the three signs exceed the sign height and sign area
requirements for land signs. Two signs are located at 100 East S.H. 114 (one facing
S.H. 114 and one facing White Chapel Boulevard) and the third sign is located at 250
East S.H. 114. The specific variances requested are as follows:

BACKGROUND INFORMATION
OWNER/APPLICANT: Newland Communities
PROPERTY SITUATION: 100 East S.H. 114 and 250 East S.H. 114, located at the northeast corner of
S.H. 114 and N. White Chapel Blvd.
STAFF COMMENTS: There are currently three signs on the Aventerra property:
1.One sign at 250 East S.H. 114 that exceeds the area and height
requirements.
2.One sign at 100 East S.H. 114 facing White Chapel Boulevard that
falls within the guidelines for land signs.
3.One sign at 100 East S.H. 114 facing S.H. 114 that exceeds the area
and height requirements.
The applicant is requesting a continuation of this variance to allow these signs
to remain displayed for 1 additional year.
