PROJECT:
REQUEST: This is an amendment request from the Conditional Sign Permit for Jellico Square,
located at the northwest corner of West Southlake Boulevard and Randol Mill Avenue.
The proposed amendment is limited to the monument sign regulations and designs. The
specific modifications are as follows:

BACKGROUND INFORMATION
APPLICANT/OWNER: Chandler Signs on behalf of Armstrong Development
PROPERTY SITUATION: The property address is 225 Randol Mill Avenue.
STAFF COMMENTS: The sign criteria, site plan and application are attached to this report. A
summary of the requested sign regulations follows:
City Council Approved Monument Sign Regulations and Applicant’s New
Proposal (in italics)
City Council approved a total of four monument signs, one along Southlake
Boulevard at the west entry drive, one at the corner of Southlake Boulevard
and Randol Mill Avenue, and two along Randol Mill Avenue. Specifically, City
Council:
Eliminated one of the signs along Randol Mill Avenue. The applicant is
o
complying with this request.
Required the sign in the office portion of the development to reference
o
the office park only and not contain multi-tenant listings. Council also
asked the applicant to look at the orientation of this sign. The office
monument sign is consistent with the Council motion in that it only
references the office park and does not contain multi-tenant listings.
However, the applicant has not reoriented this sign.
Required the sign along Southlake Boulevard and the sign on Randol
o
Mill Avenue (in the retail portion of the development) to comply with
Sign Ordinance No. 704-B. Council also required that the signs only
have one tenant on each sign, have no white backing, and have back
lighting with individual letters. These two proposed signs do not
comply with the height requirements of Sign Ordinance No. 704-B: the
signs are 6 inches too tall due to the 6 inch sign cap on each sign. The
applicant is also requesting 3 additional tenant panels on the signs.
The applicant is proposing internal white LED illumination for the
“Sprouts” portion of the signs.
Attached Sign Regulations
Although the applicant is not requesting any changes to the rest of the
Conditional Sign Permit, the applicant has submitted new sign drawings for the
attached signs which are consistent with City Council approval.
