Item 6DCity of Southlake Department of Planning S T A F F R E P O R T December 20, 2006 ZA06-173 CASE NO: Revised Site Plan for Carroll High School Expansion PROJECT: REQUEST: Carroll ISD is requesting approval of a revised site plan. The purpose of this request is to receive site plan approval for expansion of classrooms and the gymnasium on the south side of the building and the band hall and common area on the north side of the building. These areas were shown as a “dashed line” for future expansions on the Development/Site Plan approved with the Planned Unit Development zoning. The expansion totals approximately 21,000 square feet of floor area. All brick and glass for the new expansions are to match the existing building. The exterior construction materials to be used on the common area expansion, located in the center of the north building elevation, are primarily glass panels and metal frame. QUESTIONS / CONCERNS / COMMENTS CONCERN: Noise from new band facility addition RESPONSE: Band practice rooms added to the north wing will be internally sound-proofed. Additionally, students and faculty will be able to access the new band facility after hours without access to the main building. This restricts access to the main building while still allowing extracurricular use of the new facility. QUESTION How many more students will this expansion accommodate? RESPONSE Each of the ten new classrooms will accommodate about 26 additional students. Capacity will thus increase from approximately 1315 students to approximately 1575 students. QUESTION Clarification of green area adjacent to proposed Commons Area on site plan. RESPONSE A 15-foot wide courtyard-type space between the currently existing windowed exterior wall and the new commons area addition. The purpose is to keep the existing classroom windows and still allow natural light through those windows. QUESTION What is the timeline on the project? RESPONSE Preconstruction to begin in January and actual construction to begin once school is out for the summer break. It doesn’t look like the construction will alter roads or traffic patterns. QUESTIONS What’s being added onto the gym? Are you adding bleachers to the gym? Would the bleacher additions give you seating on both sides? RESPONSE The southern wall in the gymnasium will be expanded to accommodate larger bleachers and floor area under the bleachers for two multi-purpose rooms. Seating will continue to be on just the southern side but capacity will be increased from 450 to approximately 1000.
