The applicants are requesting approval of a zoning change and concept plan to
allow two adjacent properties they own to be combined into one residential lot.
There is currently one dwelling unit on the western lot. The applicants are proposing
to construct a new principal residence on the property and to bring the existing
structure into compliance with Zoning Ordinance No. 480, either by converting it into
an accessory building that is not considered a dwelling unit or by obtaining an SEU
for a Family Quarters from the Zoning Board of Adjustment.

Twenty-five trees in the proposed building footprint are labeled as being marginal on
the Tree Conservation Plan.

This exhibit shows the two existing tracts that totalto approximately 4.6 acres. The
western lot is already a buildable lot, but by combining it with the .8 acre tract, the
existing structure will also meet the required side yard setback.
