SUMMARY:
On behalf of Kimball Circle Estates, LLC, JDJR Engineers & Consultants, Inc. is
requesting approval of a plat extension as permitted by Subdivision Ordinance No.
483, Section 4.01(I) (Plat Expiration), as amended, extending the validity of Case No.
ZA08-053, a Preliminary Plat for Tracts 6G, 6H & 6K, J.A. Freeman Survey, Abstract
No. 529. The property is located at 703, 722, and 750 S Kimball Avenue.

DETAILS:
A Preliminary Plat for Tracts 6G, 6H & 6K, J.A. Freeman Survey, Abstract No. 529 was
approved by City Council on October 21, 2008. The approved preliminary plat is for six
residential lots located north of the Miracle Pointe subdivision and south of the Kimball
Hills subdivision. A Preliminary Platshall expire two (2) years from the date of

STAFF COMMENTS: Subdivision Ordinance No. 483, Section 4.01(I) Expiration of Plats:
1. Preliminary Plat: A Preliminary Plat shall expire two (2) years from
the date of approval. Said expiration date shall be extended one (1)
year from the latest date of filing a Final Plat on a portion of said
Preliminary Plat in the County Plat Records.
2. Extensions: The City Council may extend the expiration date of an
approved plat upon written petition for such extension by the owner
prior to the expiration of the plat but not to exceed one (1) year.
