The North Kimball Avenue Improvements links to the city’s strategy map relative to
the focus areas of Mobility, Infrastructure, and Performance Management and
Service Delivery. The specific corporate objectives that are met by this construction
project include: Providing travel convenience within city and region; Providing high
quality customer service; and Investing to provide and maintain high quality public
assets.

The total area of ROW being acquired is 6,301 sf. The initial offer to the property
owner was for $57,264 for the land which appraised for $9/sf) and $555 for
improvements to the property for a net value of $59,400.
The property owner requested that the City amend the offer to increase the cash
payment to $10/sf which brings the land value up to $63,010. With the TCE area
added to the ROW, the market value of the ROW purchase increases to
$65,146.00. No additional compensation will be provded to the property owner for
improvements to the property.
The owner has agreed to an offer of $65,146.00 which is within 10% of appraised
market value of the property.
