SH 114. Development Details The applicant is proposing to build a 3,000 square foot 7-Eleven convenience store with three (3) gas pumps. There will be two (2) access points; one from the SH 114 frontage road and the other from North White Chapel Blvd. The building is proposed with a pitched roof and masonry building materials. The gas pumps will be covered by a matching canopy and have masonry columns. No variances are proposed for building elevations, setbacks, or signage. QUESTIONS / CONCERNS Why is this store proposed so close to the existing store on Carroll? They will be a little over a mile apartand on opposite sides of the highway. Î Some 7/11 stores do not maintain landscapingwill you have standards in place for this location? Yes, I have very high standards. Î Do you own the land that you are proposing to build on? I have a contract contingent on city approval. Î When gas stations failthe environmental cleanup is expensive; do you have funds set aside for that potential? The tanks and pipes are double lined so leakage should not be a problem Î 7-Eleven corporation will step in if necessary. Also, TCEQ has an insurance fund to use in the case that the gas pumps are shut down and not removed within a year. Do you or the city have any plans for traffic management? Would it be possible for you or the city to put a right turn lane in for those entering the property? when Carillon is builtthe right Î turn lane is a good idea. You do not have sidewalks in the drawinghas the city requested that you put those in? Yes, sidewalks are required. Î What size trees do you plan to put in your landscaping? The city has regulations for trees and landscaping that we will adhere to. Î What brand of gas are you planning to use? What price are you proposing? Generic, the gas will come from a facility in SouthlakeI will sell it below my Î competitors. How much gas do you expect to pump? 100,000 gallonsI think the convenient store sales are most important. Î What hours do you expect to have? We will be open 24-7. Î Are you asking for any sign variances? No; we will be following the city sign ordinance regulations. Î Will you be selling alcohol 24/7? No, we have to abide by state law which has specific time requirements. Î Do you own the property behind the proposed store? No Î Would you be willing to landscape behind your store so that when driving south I would not see the back of the store? Yes, of course. Î Where are the trash containers and where do deliveries go? The trash containers are enclosed and will be constructed of the same Î material as the storeall deliveries go in the front door. Will you be selling diesel gas? Yes, however, we are not set up to accommodate 18-wheelers. Î What about the pricing of products inside the store? Pricing will be competitive. Î You should consider selling CNG (for natural gas cars from the airport) because there were 190 trips away from the airport and 60 of them came to Southlake. I will certainly look into the market for CNG and change as the need changes Î to natural gas or even electric plug-ins. Are there going to be semi trucks coming in there and if there arehow will they fit in there? Only those bringing gas and there is sufficient room for them to maneuver, by Î coming in off Whitonto SH 114 frontage. Would you consider only one entrance/exit off 114? The 114 access point has not been approved yet but even so, it would be too Î Many landscapers etc. park their trucks and trailers along the access road at the other 7/11 blocking everyoneis there any way you can keep that from happening I would be willing to put no parking signs along both but it would be up to Î Southlake police to enforce illegal parking. How big is the lot? 0.78 acres. Î What else would fit on that lot? Maybe a Taco Bell or a Starbucksit is too small for a McDonalds. Î Are you a Southlake resident? Yes, I also had another store here oncethe Gun Barrel. I have developed Î two other 7- been in business for over 20 years. What is your time frame? It depends upon the city but I would like to get it done before the school or the Î new DPS is built. e road, how will people get out of your parking lot to go north? They will have to go down the access road and make a u-turn. Î ? Would you make this location match Carillon in colors and materialsWhat percentage of the building will be stucco? The buildings will be a mix of stucco, stone, and brick. 35% will be stucco. Î GENERAL CONCERNS Concern that 7/11 would not be in sync with what we have been promised with Carillon. I worry about the kind of clientele 7/11 attracts. Noise and crowds/loitering. Sale of cheap alcoholic beverages. Traffic flow especially after Whites Chapel is widened and medians are put in place.
