Item 6A* Thank You Mr. Mayor, members of the City Council the following is a request by Blake Architects on behalf of Pecan Creek Southlake Partners for a Zoning Change and Concept Plan from “O-1” Office Zoning District to “S-P-2” Generalized Site Plan Zoning District for the development of two new one-story buildings approximately 18,975 square feet in combined size located at 731 Zena Rucker Road. The future land use designation for this site is Office Commercial / 100-Year Flood Plain * Current Zoning is “O-1” Office Zoning District * This is an aerial of the site * This is another aerial showing the surrounding properties * This a bird’s eye view looking towards the south at the subject property. * The following is the previous concept plan provided by the applicant to City Council on August 17th. * The following is the revised concept plan provided by the applicant. * The areas outlined in blue are where the modifications have taken place since the previous plan. The two Montessori school buildings have been combined to be one. A drive-thru drop area has been added as well to the Montessori school. Though the only trees on site are deceased or not required to be preserved new landscaping will be installed as indicated by the applicant. In October 2001, City Council approved a zoning change and concept plan for Pecan Creek that included this lot, in that approval a condition was placed for this lot to have a 20-foot bufferyard adjacent to the school property with evergreen material. The applicant has indicated they intend to comply with this requirement. [There are two (2) Cedar Elm trees on the site that are over 6" diameter. The rest are deceased soapberry trees or not a protected size. The rest are Hackberry, Mesquite, and American Elm.] * A variance is still being requested for the driveway stacking depth on the west side of the development with the proposed concept plan.
