HISTORY: -A plat revision was filed January 10, 2001
-A zoning change and concept plan was approved by City Council March 4,

PATHWAYS
MASTER PLAN: An eight foot (8’) multi-use trail is planned along the south side of Southlake
Blvd. (FM 1709) to the east of N. Carroll Ave. and along the north side of
Southlake Blvd. (FM 1709) to the west of N. Carroll Avenue. Eight foot (8’)
mult-use trails are also planned along the east side of N. Carroll Ave and along
Federal Way.
On-street bikeways are planned on Southlake Blvd. (FM 1709), N. Carroll Ave.
and Federal Way.
TRANSPORTATION
Master Thoroughfare Plan
ASSESSMENT:
The Master Thoroughfare Plan recommends North Carroll Ave. to be a 2-lane,
undivided arterial street with 88 feet of right-of-way. Right-of-way was
previously dedicated for this property and no additional right-of-way is required.
Southlake Boulevard (FM 1709) is a multi-lane TXDOT roadway requiring 130
feet of right-of-way. The appropriate amount of right-of-way is being shown to
be dedicated for this roadway.
Existing Area Road Network and Conditions
The development is proposing to utilize one (1) existing driveway along
Prospect Street and one (1) existing driveway along State Street.

TREE PRESERVATION:Thesite of the proposed building is currently a parking lot, so no trees are to
be removed.
WATER & SEWER:There is a twenty inch (20”) water line in Prospect Street and an eight inch (8”
water line in State Street that will serve the new building. There is an eight inch
(8”) sewer line running through the site that will be relocated to the west of the
proposed building. An adequate utility easement for the relocation is shown on
the plat revision for Block 2 (Case No. ZA08-040)

4. All pedestrian walks, malls, and open areas for use by tenants or the public. There does not
appear to be adequate pedestrian access along the rear of the building.
5. Please correct the following information in the Site Data Summary Chart (by phase and in total):
a. The impervious coverage is shown to be 5.01 acres in Block 2R1, Lot 5. The entire block is
only 5.62 acres. Please remove “Lot 5” from the row to indicate that the impervious
coverage is for the entire block.
b. Open Space + Impervious Coverage must equal 100%. Impervious coverage is listed as
89.2% and impervious coverage is listed as 0%.
6. Provide or revise the following per “DT” district regulations:
Off-Street Loading:
a. With the following exceptions, off-street loading shall be provided
pursuant to Section 36 of the Comprehensive Zoning Ordinance:

Informational Comments:

A fully corrected plan that includes all associated support plans/documents and conditions of approval
is required before any ordinance or zoning verification letter publication or before acceptance of any
other associated plans for review. Plans and documents must be reviewed and stamped “approved”
by the Planning Department.
* All development must comply with the City’s Drainage Ordinance No. 605 and detain all post
development run-off.
* No review of proposed signs is intended with this site plan. A separate building permit is required
prior to construction of any signs.
* The applicant should be aware that prior to issuance of a building permit a Plat must be processed
and filed in the County Plat Records, a fully corrected site plan, landscape plan, irrigation plan,
and building plans, must be submitted for approval and all required fees must be paid. This may
include but not be limited to the following fees: Park Fee, Perimeter Street Fee, Water & Sewer
Impact and Tap Fees, and related Permit Fees.
