Sign Variance for Southlake Town Square
PROJECT:
REQUEST: Town Square Ventures, L.P. is requesting a variance from the Sign Ordinance No.
704-C requirements for a temporary development/construction sign. This is a
request to extend the currently approved temporary sign at this location for an
additional one year. The current sign permit expires March 31, 2008. There are no
changes to the existing sign which permitted the following variances:

Maximum Height 7 feet 14 feet (as previously approved)
Sign Area 48 square feet 152 square feet (as previously
approved)
Duration 1 year 1 additional year (4 years total) with
the ability to change the text and
graphics as needed throughout the
year.

BACKGROUND INFORMATION
OWNER/APPLICANT: Town Square Ventures, L.P.
PROPERTY SITUATION: The Southlake Town Square development is located on the northeast corner
of North Carroll Avenue and F.M. 1709.
REQUEST: The applicant is requesting an extension of the sign permit for the existing
development sign located on the northeast corner of North Carroll Avenue
and F.M. 1709. The applicant is also requesting permission to change the
sign face several times throughout the year to accommodate different events,
such as the opening of new stores. The new sign faces will be made of a
plastic wrap material, designed to be a smooth fit to the form of the sign. The
dimensions of the existing sign will not change.
HISTORY: - The development sign was approved by City Council on March 15,
2005 for a period of one year (expiring March 31, 2006).
- The development sign permit was renewed by City Council on
February 7, 2006 for a period of one year (expiring March 31, 2007).
- The development sign permit was renewed by City Council on March
20, 2007 for a period of one year (expiring March 31, 2008).
