Southlake Blvd., Suite 100 Southlake, Texas 76092 Re: The Summit at Southlake Modifications resulting from December 18, 2007 City Council Meeting KHA No. 061257000 Dear Mr. Killough: The Summit at Southlake site plan was tabled at the City Council meeting on December 18, 2007., As requested at the meeting, we have evaluated and incorporated many of the comments received. This letter has been prepared to respond to the comments and explain our evaluation. Our client understood from the council meeting that it would be desirous of the council to screen and/or eliminate some of the parking on the south side of the building adjacent to the SH 114 access road. In their presentation to the council they noted that in order to be commercially viable in the current office market the parking ratio needed to remain at 4/1,000 or 422 spaces. We have evaluated alternative parking scenarios but they all infringe on other site constraints such as the tree preservation area or buffer yards. Given our clients' need to maintain this minimum parking requirement we have completely screened the 33 spaces on the south side of the building from view with a rock wall, berming and other landscaping. Please refer to our Perspective View I and Cross Section A to illustrate our proposed design. Other comments have been addressed as follows: Sketches are included to illustrate the landscape and sightlines along SH 114 and Grace Lane. Interest has been added along Grace Lane with the addition of a Y stone wall, berms, shrubs, and seasonal color. The quantity of landscaping has been increased at the intersection of Grace Lane and SH 114 Service Road to provide a focal point at the intersection, We included a variety of canopy and ornamental trees, flowering and evergreen shrubs, ground cover, and seasonal color. A Y stone wall was added along Grace Lane in an effort to break up the berms and add interest Nellie R Steven's Hollies (15 gal. & 3.5' -4' ht at planting) have been added on the south and east sides of the parking garage in order to screen cars from view along Grace Lane, Plant species and sizes were selected that follow the City of Southlake's Recommended Plant List and suggestions of the Council..
