PROJECT: Plat Extensions for Saddleback Ridge Estates
REQUEST: On behalf of The Lahoda Group, Adams Engineering is requesting approval of an
extension to the Subdivision Ordinance No. 483, Section 4.01(I) (Plat Expiration), as
amended, extending the validity of Case No. ZA06-030, Preliminary Plat for
Saddleback Ridge Estates, and ZA06-185, Final Plat for Saddleback Ridge Estates.
Preliminary Plat
A shall expire two (2) years from the date of approval. A Preliminary
Plat was approved by City Council on June 6, 2006. The applicant is requesting to
extend the validity of the Preliminary Plat for an additional one (1) year.
Final Plat
A which has not been recorded in the County Plat Records within one (1)
year of the date of approval shall expire. The Final Plat was approved by the Planning
& Zoning Commission on January 18, 2007. The Final Plat has not been filed and
therefore will pass the expiration deadline. The applicant is requesting to extend the
validity of the Final Plat for an additional one (1) year.
If approved by City Council on January 15, 2007, the following expiration dates shall be
adopted:
ZA06-030 Preliminary Plat June 7, 2009
ZA06-185 Final Plat January 19, 2009

LAND USE CATEGORY: Low Density Residential with a Rural Conservation overlay
designation.
CURRENT ZONING: “SF-1A” Single Family Residential
HISTORY: City Council approved a change of zoning from “AG” and “RE” to “SF-
1A” on June 6, 2006 with an associated concept plan (ZA06-029).
A Preliminary Plat (ZA06-030) was approved by City Council on June
6, 2006.
A Final Plat (ZA06-185) was approved by the Planning and Zoning
Commission on January 18, 2007.
STAFF COMMENTS: A final plat was not filed within one year of its approval date and has
expired. Because the plat has expired, a variance to the plat expiration
is being requested.
