Item 7B (2)Thank You Mr. Chairman, the following is a request by Blake Architects on behalf
of Pecan Creek Southlake Partners for a Zoning Change and Concept Plan from
“O-1” Office Zoning District to “S-P-2” Generalized Site Plan Zoning District for
the development of three new one-story buildings approximately 18,975 square
feet in combined size located at 731 Zena Rucker Road.

The following is the concept plan provided by the applicant. The plan consists of
3 buildings, two of them specifically for a Montessori School and the third for
medical offices.

The following is a tree conservation plan provided by the applicant. Though the
only trees on site are deceased or not required to be preserved new landscaping
will be installed as indicated by the applicant. In October 2001, City Council
approved a zoning change and concept plan for Pecan Creek that included this
lot, in that approval a condition was placed for this lot to have a 20-foot
bufferyard adjacent to the school property with evergreen material. The
applicant has indicated they intend to comply with this requirement.

There is a variance being requested with this proposal. The applicant has
requested a variance to stacking depth on the western driveway into the
development. The driveway ordinance would require a minimum of 50-feet of
stacking depth and the applicant has proposed around 30-feet of depth.

This concludes the presentation, staff is open to answer any questions the
Commission may have and the applicant is present and available as well.

There are two (2) Cedar Elm trees on the site that are over 6" diameter. The rest
are deceased soapberry trees or not a protected size. The rest are Hackberry,
mesquite, and American Elm.
