PROJECT:Sign Variance for Mathnasium
REQUEST:
This is a variance request from the Shops of Southlake Conditional Sign Permit
requirements for maximum logo height for an attached sign on a lease space less than
10,000 square feet and less than 301 feet from the public right-of-way. The subject
property is located at 1251 East Southlake Boulevard, Ste. 305 (next door to Coal
Vines), which is in the Shops of Southlake retail development on the southeast corner
of Southlake Boulevard and Carroll Avenue. This was previously the Auntie’s Beads
store. The applicant is proposing attached signs that include a logo which exceeds the
maximum height regulation; one sign on the north elevation facing Southlake
Boulevard and one sign on the south elevation facing the internal drive. The Shops of
Southlake Conditional Sign Permit allows a maximum logo height of 18 inches for this
lease space.
Approval of a variance is needed to receive sign permits for these signs. The specific
variance requested is as follows:

APPLICANT/OWNER:
PROPERTY SITUATION: The property address is 1251 East Southlake Boulevard, Ste 305. The building
is located in the Shops of Southlake retail center.
HISTORY: There is no history of sign variance applications for this lease space.
Previous tenants include Chix and Auntie’s Beads. The Conditional Sign
Permit for the Shops of Southlake was approved by City Council October
18, 2005.
STAFF COMMENTS: The sign criteria, site plan and application are attached to this report. The
following variance from the Shops of Southlake Conditional Sign Permit is
requested:
Maximum Logo Height: Tenants Under 10,000 square feet < 301 feet from
the ROW are allowed a maximum logo height of 18 inches.
The applicant is requesting one sign on the north elevation facing Southlake
Boulevard and one sign on the south elevation facing the internal drive.
