PROJECT:Plat Revision for Lot 1, Block 1, Carroll Senior High School Addition
EXECUTIVE
SUMMARY:
On behalf of Carroll Independent School District, Hart, Gaugler and Associates, Inc.
is requesting a Plat Revision for Lot 1, Block 1, Carroll Senior High School Addition,
being a revision of Lot 1R, Block 1R, Carroll High School Addition, on approximately
55.03 acres located at 1501 W. Southlake Blvd. SPIN #10.
REQUEST
DETAILS:
A zoning change and site plan to allow the addition of an art building, a gym
expansion, an aquatics center expansion, a locker building at the tennis courts, and
a locker building near the baseball and softball fields was approved by City Council
May 18, 2010. The purpose of this plat revision is to abandon and relocate a utility
easement in the area of the approved art building and to dedicate easements for
utilities associated with the other approved additions and expansions. The addition
is being renamed to “Carroll Senior High School Addition” to avoid confusing it with
the Carroll High School property on N. White Chapel Blvd.

-A plat revision (ZA00-006) was approved by City Council on June 6, 2000.
-A zoning change and site plan (ZA99-078) from “AG” Agricultural and “S-P-1”
Detailed Site Plan to “S-P-1” Detailed Site Plan with Community Service uses
to allow the construction of a Natatorium, classroom additions and storage
buildingswas approved by City Council on June 20, 2000.
-A zoning change and site plan (ZA08-116) was approved by City Council on
April 7, 2009 to allow the reconfiguration of the driveway and parking area
south of the Aquatics Center.
-A zoning change and site plan (ZA10-019) to allow building additions and
expansions was approved by City Council on May 18, 2010.

The SPIN representative for SPIN District 10 determined that a SPIN meeting
was not necessary for the plat revision.A SPIN meeting for the associated
zoning change and site plan was held on February 22, 2010.

SOUTHLAKE 2025 PLAN:
Pathways Plan & Sidewalk Plan
An eight foot (8’) multi-use trail exists along the south side of W. Southlake
Blvd. An eight-foot (8’) multi-use trail is required along the east side of South
Peytonville Avenue according to the Pathways Plan. A five-foot (5’) sidewalk
exists along the northern portion of the Peytonville frontage. The required 8’
multi-use trail is shown on the associated site plan. The approved trail location
is in the R.O.W. for S. Peytonville Ave., so no pedestrian access easement is
required on the plat.
Tree Preservation Plan
A Tree Preservation Plan was approved by City Council May 18, 2010 with
the associated site plan.
