S-P-1 Regulations
The Site shall follow the “O-1” office district uses regulation in accordance with Ordinance No. 480, Section 18, as amended, except as follows:
Development Regulations:
Front Yard: There shall be a front yard of not less then twenty three (23) feet.
Maximum Impervious Coverage: The maximum impervious coverage shall not exceed eighty three (83%) percent of total lot area.
Bufferyards shall not be required due to existing site conditions.
Building shall be permitted to exist as currently constructed, but shall be permitted to be improved in accordance with the attached architectural rendering.
Permitted Uses:
All uses permitted in the “O-1” office district uses and the following additional uses:
Studios for the practice, education or training in academics, dance and/or music and exercise. Hours of operation for these uses shall be limited to the following: M-Th.: 12:00 PM to
9:00 PM; Friday: 12:00 P.M. to 11:59 P.M., Saturday: 9:00 AM to 11:59 PM, and Sunday: 9:00 AM – 9:00 PM. Parking for the studio uses will be 1:188 (one parking spot for every 188 Sq
Ft of floor area).
