Item 7A (2)Thank you Mr. Mayor, members of the City Council, the following is a proposal by Visions Southwest Silverlake for the approval of a Site Plan and Zoning Change from “SP-1” Detailed Site Plan District to “SP-1” Detailed Site Plan District. The purpose for this change in Zoning is for the addition of a personal care facility and limited college uses at the subject property which is currently approved for medical and general office useand is located at 821 & 835 East Southlake Boulevard under Planning Case ZA09-059. 1 The current Zoning is SP-1 Detailed Site Plan District 2 The future land use designation for this site is Office Commercial. 3 The Optional Land Use Designation is T-1 and T-2 Transition. 4 The following is an aerial with the site outlined in yellow. 5 6 7 8 9 10 11 12 This slide shows the previously approved site plan with the areas that are being changed circled in blue. 13 This is the applicant’s most current and up-to-date site plan, submitted on January 11 and was included in your packet. The change in permitted uses are the addition of Personal Care Facilities and Colleges or institutions of higher learning not exceeding a floor area of 50,000 square feet. 34 35 This is a slide showing the enlargement of the site proposed to be developed. There are 3 variances associated with this request. The variances are related to driveway stacking for driveways A, D and E which were approved in the previously approved site plan in 2008 for this development. To comply with driveway spacing regulations, Driveway ‘C’ will be removed and the common access Driveway ‘A’ will be used for access until the completion of Driveway ‘B’ which would be a future street. When Driveway ‘B’ is completed, Driveway ‘A’ will be closed and eliminated by the property owner and primary access to the site will be through Driveways ‘B’, ‘D’ and ‘E’. 36 37 38 39 40 41
