VARIANCES REQUESTED
Section 5.1 of Driveway Ordinance No. 634 requires a minimum driveway spacing of 250’ between driveway centerlines along arterials. A variance to allow driveways along N. Carroll Ave.
to be a spaced at 129’ and 182’ is requested.
(2) Section 5.2(d) of Driveway Ordinance No. 634 requires a minimum driveway stacking depth of 50’. A variance to allow a stacking depth of eleven (11) feet on the northernmost driveway
and a stacking depth of approximately forty (40) feet on the second driveway from the northern property line is requested.
(3) Section 33.19 of Zoning Ordinance No. 480 requires that 8’ multi-use trails be provided along N. Carroll Ave. and E. Kirkwood Blvd. per the 2025 Pathways Plan. A variance to allow
the existing six (6) foot sidewalk to remain along the western portion of the property is requested due to the borrow ditch that exists adjacent to N. Carroll Ave. The City will construct
eight (8) foot multi-use trails along the east side of N. Carroll Ave. and along the north side of E. Kirkwood Blvd. when those streets are constructed to their ultimate cross-sections.
