Requested modifications to the previously-approved Zoning Change and Site Plan (9/1/2009):
S-P-1 REGULATIONS
Height:
- The building is not to exceed 2 ½ stories nor 60 feet in height;
- Tennis Court fencing shall not exceed 12 feet in height;
- Tennis Court light poles shall not exceed 50 feet;
- Athletic field light poles shall not exceed 80 feet in height.
Façade Articulation: Shall be in accordance with the attached site plan and elevations;
Off-street Loading: A minimum of two off-street loading spaces are required, 1 – 10’ x 50’ and 1 – 10’ x 25’ minimum.
Fencing: Eight (8) foot tall black or green vinyl coated chain link fencing will be allowed where property abuts a residentially zoned lot or tract or lot having an occupied residential
dwelling as shown on the fencing plan. Four (4) foot tall black or green vinyl coated chain link fencing will be allowed on the property adjacent to the practice fields.
Solar Energy System: The solar energy system is a permitted accessory use as shown on the plans.

Athletic Field and Tennis Court Lighting: Type of lighting proposed is Metal Halide for Athletic Field and Tennis Court (type permitted – high pressure sodium, typically a brown tented
light, but may also be any “other lights giving a similar soft lighting effect”). The maximum light intensity proposed not to exceed ± 50 foot candles on the tennis courts playing surface
and 30 foot candles on the athletic field playing surface (max. permitted 20 ft candles). The maximum vertical spill-over lighting proposed not to exceed ± 0.7 ft. candles along residential
and agricultural property lines (max. 0.5 permitted). The maximum horizontal spill-over along residential and agricultural property lines (0.14 ft. candles) complies with the maximum
spill-over permitted by the Lighting Ordinance (0.2 ft. candles).
Driveway Stacking - The required internal storage length is 75 feet (± 60 feet provided on the east driveway).
