Item 9A Department of Planning & Development Services S T A F F R E P O R T May 26, 2010 CASE NO:SV10-008 PROJECT:Sign Variance for Stewart Title EXECUTIVE SUMMARY: On behalf of Stewart Title, Starlite Sign, LP is requesting approval of a sign variance to the Sign Ordinance 704, as amended, for an attached sign on the south elevation of the building on property described as Lot 1, Block 1, River Oaks, which exceeds the maximum number of signs allowed. REQUEST: The south elevation (fronting FM 1709) has an existing attached sign for North Texas Eye Care, Dr. Gregory Kloesel, who leases that side of the building. Stewart Title leases the other side of the building that fronts River Oaks Drive; and a third lease space to the east is currently unoccupied. Each existing tenant has a sign over their entrance doors which face River Oaks Drive. The development does not currently have a monument sign. The letter sizes and sign area of the existing sign as well as the proposed sign are in compliance with the sign ordinance. The specific proposed sign variance request is as follows: Sign Regulation Permitted Regulation Proposed Sign Number of Signs Each lease or tenant Two attached building signs facing space shall be permitted the same street front (FM 1709). only one attached building sign per street front with a maximum of two signs per tenant/lease space.
