Item 7B (2)Thank you Mr. Chairman, members of the Commission, the following is a proposal by Schrickel, Rollins and Associates on behalf of the City of Southlake for approval of a Zoning Change from “SF-1A” Single Family Residential Zoning District to “CS” Community Service Zoning District and Site Plan for the development of a City Park named North Park located at 160 E Dove Road under Planning Case ZA10-011. 1 The Future land use designation for this site is Low Density Residential. Under this land use designation the Southlake Comprehensive Plan describes appropriate uses within this designation to be things such as residential uses containing single-family homes, civic uses, and open spaces such as parks, greenbelts, gardens and uses similar in nature. In addition, as a part of the Southlake 2030 Plan process staff has recommended for this land use designation to change from Low Density Residential to Public Park/ Open Space to better align with the use being proposed. 2 Current Zoning for this site is SF-1A Single Family Residential Zoning District. 3 This is an aerial of the site being outlined in green. 4 This is another aerial showing the proposed park development in relation to the existing properties. The park consists of 3 multi purpose fields with bleachers and shade structures, a single story split level building including a concession, restrooms and storage and finally a pond for drainage towards the front of the property. 5 This is the Site Plan submitted by the applicant. 6 7 This is an enlarged site plan. 8 The following is the floor plan of the concession and restrooms also showing a lattice shade structure which will be shown in the next few slides. 9 These are the elevations of the concession with the colors in the floor plan on the bottom left matching up to their elevation shown. 10 These are the sectional elevations 11 12 13 14 15 16 The following is the Landscape Plan. 17 The Tree Conservation Plan showing the majority of the trees to be removed are along the northern boundary sidewalk and near the multi purpose fields. 18 19 This concludes Planning staffs presentation, Community Services now has a presentation of their own further elaborating on the project. 20
