Item 7B (2)Thank you Mr. Chairman, members of the Commission, the following is a
proposal by Schrickel, Rollins and Associates on behalf of the City of Southlake
for approval of a Zoning Change from “SF-1A” Single Family Residential Zoning
District to “CS” Community Service Zoning District and Site Plan for the
development of a City Park named North Park located at 160 E Dove Road
under Planning Case ZA10-011.

The Future land use designation for this site is Low Density Residential. Under
this land use designation the Southlake Comprehensive Plan describes
appropriate uses within this designation to be things such as residential uses
containing single-family homes, civic uses, and open spaces such as parks,
greenbelts, gardens and uses similar in nature. In addition, as a part of the
Southlake 2030 Plan process staff has recommended for this land use
designation to change from Low Density Residential to Public Park/ Open Space
to better align with the use being proposed.

existing properties. The park consists of 3 multi purpose fields with bleachers
and shade structures, a single story split level building including a concession,
restrooms and storage and finally a pond for drainage towards the front of the
property.
