Item 6A (2)Thank you Mr. Chairman, members of the Commission, the following is a proposal by TMA Architects on behalf of First Financial Bank for the development of a new bank building approximately 7,800 square feet in size at the southwest corner of Southlake Boulevard and White Chapel Boulevard specifically located at 120 S. White Chapel Boulevard under Planning Case ZA10-021. 1 The Future Land Use designation for this site is Office Commercial 2 Current Zoning is O-1 Office zoning district 3 This is an aerial of the site outlined in blue. 4 This is the site plan provided by the applicant. The development also involves the construction of a driveway to the west of the site that will be taking access from Southlake Boulevard. In addition there is also a drive along S. White Chapel Boulevard that will be used for access to this site. Under the updated Traffic Impact Analysis provided to staff, its been determined since the last meeting that no deceleration lane will be needed along S. White Chapel into the banks driveway. The applicant has also indicated that they are working with the property owner on the current Bethel Methodist Church site to form an agreement to use their driveway as a point of access. 5 This is an enlarged site plan showing more clearly the layout of the site. I will be discussing the changes in the layout of the site towards the end of my presentation. 6 These are the elevations provided by the applicant. 7 And this is the artists rendering of the building upon completion. 8 And this is the artists rendering of the building looking from Southlake Boulevard. 9 This is a rendering of the hard corner of Southlake Boulevard and S. White Chapel Boulevard. 10 This is the landscape plan provided by the applicant. 11 This is a photo looking southwest towards the site. 12 This is looking towards the north at the site from the Bethel Methodist church site. 13 This is looking towards the site from across Southlake Boulevard on the north. 14 And this is looking towards the southwest where approximately the drive will be located. 15 The is one variance being requested that is a Variance is to Section 7.2 Standards for Approval of the Tree Preservation Ordinance No. 585-D for tree preservation percentage. The site currently contains only 13,794 square feet of tree cover mostly adjacent to the Southlake Boulevard and White Chapel and is requesting to preserve 21% of the required 70% by ordinance. 16 This is the tree conservation plan showing the trees to be removed in red, the trees to be preserved in green and the marginal trees in yellow. Since Commission’s last meeting, the applicant revised the site layout , which will be discussed in just a moment, to allow for more stacking depth and therefore has had to remove more trees. The previous plan proposed for 24% of trees to be preserved on site and now there is 21% being proposed. 17 18 This concludes staff’s presentation, I am available to answer any questions the commission may have. 19
