Building GA-14 (Robb & Stucky)
Building GA-1 expansion
Building GA-14 application is for approval of elevation and an increase in building size from a 1-story 20,000 sf building, to a 27,000 sf building with a partial 2nd story
Due to building’s relationship to the environment (i.e. dominant street presence and significant pedestrian flow from the garage), windows continue on all elevations with the exception
of the loading dock area adjacent to C&B. As well, all windows are further celebrated with the addition of awnings.
The Main entrance complements the strong visual connections to both the Post Office across the street as well as the Town Hall down the street
Building size has been increased to accommodate a design gallery
Ability to allow future subdivisibility of the building has been taken into account in the design
The building is visually difficult to “3 dimensionalize” by only looking at the site plan, due to the building’s shape
The western elevation starts at Crate & Barrel, wraps around the intersection, then continues past Prospect to the State Street entrance to the Parking Garage Loading area(s) for Crate
& Barrel and Robb & Stucky are between the buildings
A garden wall will be added to screen loading dock activities and provide a visual connection between Robb & Stucky and Crate & Barrel
The eastern elevation (rear) will be a “second front” consistent with the Town Square environment

The building will incorporate the following design elements:
At the building’s base, block work will be rendered to emulate cast stone on all 4 sides, and will project 4 inches beyond building face
Windows are recessed 6 inches from building face to create increased depth
Architectural shadow lines are used both vertically and horizontally to break-up the building’s mass (similar to the adjacent Crate & Barrel)
Across the top of the building, the cornice is approx. 3.5’ tall, with 3 separate projected “steps”
Request is for approval to increase the square footage of Building GA-1 by approximately 2,000 sf as necessary to accommodate market demand.
The additional building area will be achieved by extending a portion of the building to the east by approximately 36’
This results in a reconfiguration of the parking behind the building. Since the Grand Avenue District was overparked, the slight reduction is a non-issue.
Expansion if approved, remains dependent on final tenancy being ultimately determined; the building may stay as it is.
