16 Agenda Item No. 1 Call to Order: Chairman Parrish called the July 15, 2010 meeting to
17 order at 6:31:55 p.m.

19 Agenda Item No. 2 Approval of the Minutes: Chairman Parrish opened discussion of the
20 minutes of the Zoning Board of Adjustment meeting held on June 10, 2010.

22 Motion was made to approve the corrected minutes of the Zoning Board of Adjustment meeting
23 held on June 10, 2010 as presented to the Board.

34 Agenda Item No. 3 Administrative Comments: Richard Schell, Planner II, announced there
35 was no scheduled meeting for July 29, 2010, unless items were tabled from this meeting.

37 Agenda Item No. 4 ZBA -595, Special Exception Use Permit for a portable building:
38 Special Exception Use Permit per Ordinance No. 480, Section 44.12 (7) for portable buildings
39 on approximately 28.98 acres. The applicant is requesting an extension of three (3) years on
40 one (1) existing portable buildings at Durham Intermediate School for education classrooms.
41 The School district is requesting re- approval of the Special Exception Use Permit for one of the
42 buildings that will expire July 12, 2010 to allow the building to remain for an additional three
43 years. The Special Exception Use Permit for the second portable building will expire May 15,
44 2011. Zoning Ordinance No. 480, Section 44.12.c, requires that portable buildings have a
45 masonry facade meeting the requirements of the City's masonry ordinance. City Council
46 granted a variance to the masonry requirement at the July 6, 2010 meeting to allow tan metal
47 siding extending from the skirting around the base of the building upward to the roof line. This is
48 consistent with the previous approval and what exists on -site today.

50 The property is located at 801 Shady Oaks Drive, Lot 1, Block 1, Carroll ISD, zoned "CS"
51 Community Service District and being approximately 28.98 acres.

53 Richard Schell, Planner II, reported thirty -two (32) notices went out within two hundred (200)
54 feet with no responses.

56 The property owner's representative, Derek Citty, 3051 Dove Road, Grapevine, Texas, once
57 sworn, in presented items and answered questions for the Board.

59 Chairman Parrish opened the public hearing for ZBA Case 595 and seeing no response
60 closed the public hearing at 6:47:39 p.m. and opened discussion for the Board.

62 Motion was made to approve ZBA Case 595 for the sooner of eighteen (18) months or sixty
63 (60) days after the Certificate of Occupancy has been issued for Carroll ISD Elementary School
64 5.

75 Agenda Item No. 5 ZBA -596, Special Exception Use Permit for an Accessory Building of
76 a Size Greater than Permitted: Special Exception Use Permit per Ordinance No. 480, Section
77 44.12 (3), permitting the construction of accessory buildings or structures of a size or aggregate
78 size greater than permitted. Zoning Ordinance No. 480, Section 29.6(h) requires that the sum
79 total of all accessory buildings shall not exceed six hundred (600) square feet. The applicant is
80 requesting to construct a garage, covered patio and breezeway totaling approximately 962
81 square feet.

83 The property is located at 549 Round Hollow Lane, being described as Lot 16, Block 1,
84 Kirkwood Hollow Phase II, an addition to the City of Southlake, Tarrant County, Texas. The
85 current zoning is "R -PUD" Residential Planned Unit Development and being approximately
86 0.532 acres, owner Eric Brundage.
