PROJECT: Master Siqn Plan for Medical Villas at Tuscan Creek
REQUEST: On behalf of the Medical Villas at Tuscan Creek, Blake Architects is requesting
approval of a Master Sign Plan for the medical offices located at 311 321 W.
Southlake Boulevard. The Master Sign Plan includes sign regulations for
monument signs and attached building signs.

APPLICANT: Blake Architects
PROPERTY SITUATION: The property is located at 311 321 Southlake Boulevard.
LEGAL DESCRIPTION: Lot 2, Block 1, Medical Villas at Taylor Creek
HISTORY: The Site Plan for Medical Villas at Taylor's Creek was approved by
City Council October 16, 2007; there were no proposals made for
signage or elevations for signs shown at that time. There is no
history for this development regarding signs.
There is an existing water utility line that has affected the allowed
12 foot minimum setback along FM 1709. The applicant is
proposing a deeper setback due to this utility line. The setback and
grade change for this location is significant to the application.
