Plat Extension for Lot 11 R, J.G. Allen No. 18 Addition
Northeast Baptist Church is requesting approval of a variance extending the validity of
Case No. ZA07 -136, Plat Revision for Lot 11 R, J.G. Allen No. 18 Addition.
A Plat Revision for Lot 11 R, J.G. Allen No. 18 Addition was approved by City Council
on June 3, 2008. The single -lot plat revision combines two lots into one lot of 3.491
acres for the development of an addition to Northeast Baptist Church.
A Plat Revision which has not been recorded in the County Plat Records within one
year of the date of approval shall expire. The applicant is requesting to extend the
validity of the Plat Revision until June 28, 2012 (see letter in Attachment C), however
staff recommends City Council consider extending the plat's validity only within
one year of plat extension approval.
If approved by City Council on July 6, 2010 according to staff's recommendation, the
following expiration date shall be adopted:

1. This plat application is subject to the approval of the associated zoning change and site plan.
2. Place the City case number ZA07 -136 in the lower right -hand corner of the plat.
3. Provide property boundary detail and information for all properties across adjoining rights -of -way
(name of record owner and corresponding deed record for any unplatted properties or lot, block,
and plat filing information for any lap tted properties).
4. Revise the city limit line to include in Southlake the property at the southwest corner of Davis and
Union Church.
5. The following comments are in regard to the legal description:
a. Provide the following deed restriction statement in the owner's dedication after the legal
description and prior to the owner's signature: "This plat does not alter or remove existing
deed restrictions or covenants, if any, on the property."
b. Provide the following statement at the end of the plat dedication if there are no lienholders on
the property: "There are no liens against this property." If lienholder(s) exist, please review
Appendix 12 of the Subdivision Ordinance.
6. The following comments are in regard to easements:
a. Provide a 10' U.E. along Davis Blvd
b. Utility Easements: Where adjacent property is unplatted or platted showing a 5' U.E. provide a
5' U.E. along the property line; if adjacent property is platted and shows no easement, provide
a 10' U.E. along the interior of the property line.
c. Dimension all lines of the proposed drainage /floodway easement
7. Show and label the 50' building line along Davis Blvd
8. Provide a 24' common access easement to the property to the north. Location to be dependent on
interior drive locations.

9. Provide a Pedestrian Access Easement (P.A.E.) wherever a trail segment is proposed on the Site
Plan (ZA07 -135).
We recommend this plat not be filed until the construction plans have been substantially approved.
This will ensure adequate easements and finish floor elevations. Minimum finish floor elevations may
be required.
Please submit a revised "check print" prior to submitting blackline mylars with original signatures.
Original signatures and seals will be required three blackline mylars prior to filing the plat. Also
required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original
signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than
signatures or seals, appear on the plat.
A "Certificate of Taxes Paid" indicating that there are no delinquent taxes owed on the subject property
from each taxing authority must be provided to the City prior to filing this plat in the County records. A
copy of this information may be obtained from the Tarrant county Tax Assessor /Collector's Office
located at 100 E. Weatherford St. in Ft. Worth (across from the old red courthouse). There is a service
charge of $10 per account for this certificate. For more information contact the Assessor /Collector's
office at (817) 884 -1103.
A Developers Agreement is required prior to construction of any public infrastructure. The Developer's
Agreement for this addition should consider streets, drainage, park dedication requirements and fees,
off -site sewer extensions, off -site drainage and utility easements and impact fees.
