The scope of the project has changed, requiring an amended contract with RPGA.

Additional spaces;
Increase in complexity of project;
Significant increase in physical size.

Original scope of project:
Building size – approx. 50K sq.ft.
Did not include jail operations
Did not include parking structure
Did not anticipate architectural presence on two corners

Changes in scope of project:
Council direction to include an architectural presence on two corners increased the building size both horizontally and vertically.
Due to real estate costs, a parking structure was utilized to minimize site size;
Due to site, jail operations were included in the design
Overall design increased significantly in complexity with design elements and operational considerations
Amended building size is approx. 87K sq.ft.

Architect’s fees @ 8% of construction costs

Estimated $23.5 million in construction costs
Estimated building size of 87,000 sq.ft.
Original terms stay intact for the initial $12 million
Architect’s fees for remaining $11.5 million is 7%
