Proposed R-PUD Regulations The R-PUD zoning will follow the uses and regulations of the “SF-1A” Single Family Residential District and the City of Southlake Subdivision regulations with the following exceptions: Maximum Number of Residential Lots = Seven (7) Minimum Lot Area = 43,560 square feet Front Yard Setback = Twenty-five feet (25’) Rear Yard Setback = Forty feet (40’), except Lot 7 shall be twenty-five feet (25’) Side Yard Setback = Fifteen feet (15’) Maximum Lot Coverage = Thirty percent (30%), not to exceed 12,000 square feet for the primary house structure. Minimum Enclosed Air Conditioned Space = 4,000 square feet Maximum Building Height: No building or structure on any Lot shall exceed twenty-eight feet (28’) in height, such height to be measured and determined in accordance with the customary method being at the midpoint of the highest sloping roof above. Each structure shall have a minimum principle plate height of ten feet (10’) on the first floor, and a minimum plate height of nine feet (9’) on garages, unless for a special approved design consideration. All first floor exterior doors shall be at least eight feet (8’) in the main living areas. Proposed R-PUD Regulations (Cont’) Section 8.01D of Subdivision Ordinance No. 483, as amended, regarding side lot lines being perpendicular to the right of way lines or radial in the case of cul-de-sac or curvilinear design shall not apply to this Residential Planned Unit Development. Section 5.06B of Subdivision Ordinance No. 483, as amended, regarding the placement of sidewalks on both sides of all public and private streets in all residential subdivisions shall not apply to this Residential Planned Unit Development, except that a 10’ sidewalk / equestrian path shall be required as determined by the approved development plan. Section 5.02A of Subdivision Ordinance No. 483, as amended, regarding street right-of-way width shall not apply to this Residential Planned Unit Development. The required street right-of-way width shall instead be thirty-one feet (31’). Open Space: east 10% of each lot Front Yard Setback: a minimum of 25’ Side Yard Setback: a minimum not less than 10% of lot width, measured at the midpoint of the lot, but not less than 12.5 feet Rear Yard Setback: a minimum of 30’ House Orientation for Lot 1: no restriction as to the orientation due to future roads adjacent on south and west of property Maximum Lot Coverage: 30% Sanitary Sewer: Allow all lots to be on a private onsite sanitary sewer facility (OSSF) on minimum lot areas as proposed, waiver of the requirement to install a dry pipe system No sidewalks required Site Data Summary Item 7B ZA08-018 Owner: Errol Housmans Applicant: Four Peaks Development Request Approval of a Zoning Change and Development Plan from “SF1-A” Single Family Residential to “R-PUD” Residential Planned Unit Development for one (1) lot on 1.3 acres Location: 2970 Burney Lane Looking north toward property Looking east toward property Looking west toward property Looking South Toward Property DEVELOPMENT PLAN R-PUD Development Regulations This Residential Planned Unit Development shall abide by all the conditions of the City of Southlake Comprehensive Zoning Ordinance for “SF 1-A”single-family residential zoning district and as amended, with the following exceptions: Open Space: The open space for this lot shall be the east 10% of the lot, save and except that area or areas called for as the public road and/or driveways. Architectural features are permitted within this open area. Also, signage for the Lake Forest Addition and a “gang” mail box to service the lots accessed via the road and right of way easement to be dedicated as contemplated by this R-PUD zoning is permitted to be constructed on the lot within the open space. Garage Setback: Recognizing the existing garage will setback less than twenty feet (20’) from the future public access easement and public road, a variance shall be given so that the actual distance the garage sits from the easement and road shall be acceptable and shall not cause a non-complying situation at any time. Sanitary Sewer: No sanitary sewer or dry pipe system is required. Also, the self contained sanitary sewer facility currently employed by the house located on this lot is permitted by this PUD. Any future self contained waste water treatment facilities shall comply with all of the requirements for such systems as called for by the Tarrant County Health Department which shall be the ultimate approval needed for said lot, regardless of any additional restrictions put forth by the City of Southlake.
