SF1-A district regulations with the following exceptions:
Open Space: east 10% of each lot
Front Yard Setback: a minimum of 25’
Side Yard Setback: a minimum not less than 10% of lot width, measured at the midpoint of the lot, but not less than 12.5 feet
Rear Yard Setback: a minimum of 30’
House Orientation for Lot 1: no restriction as to the orientation due to future roads adjacent on south and west of property
Maximum Lot Coverage: 30%
Sanitary Sewer: Allow all lots to be on a private onsite sanitary sewer facility (OSSF) on minimum lot areas as proposed, waiver of the requirement to install a dry pipe system
No sidewalks required
