20 the minutes of the Zoning Board of Adjustment meeting held on March 13, 2010.

37 Agenda Item No. 4 ZBA -590, Special Exception Use Permit for an Accessory Building of
38 a Size Greater than Permitted: Special Exception Use Permit per Ordinance No. 480, Section
39 44.12 (3), permitting the construction of accessory buildings or structures of a size or aggregate
40 size greater than permitted on approximately 0.57 acres. Zoning Ordinance No. 480, Section
41 11.50(j)1(i) requires that the sum total of all accessory buildings shall not exceed six hundred
42 (600) square feet. The applicant is requesting to construct an accessory building of
43 approximately 1,311 square feet, consisting of a three car garage, an exercise room and a
44 storage room.

46 The property is located at 2803 Watts Court, being described as Lot 13, Block 1, Ridgewood II
47 Addition, an addition to the City of Southlake, Tarrant County, Texas. The current zoning is "SF-
48 20A" Single Family Residential District and being approximately 0.57 acres. Owner: Bruce and
49 Vicki Fields.

63 a Size Greater than Permitted: Special Exception Use Permit per Ordinance No. 480, Section
64 44.12 (3), permitting the construction of accessory buildings or structures of a size or aggregate
65 size greater than permitted, on approximately 0.464 acres. Zoning Ordinance No. 480, Section
66 29.6(h) requires that the sum total of all accessory buildings shall not exceed six hundred (600)
67 square feet. The applicant is requesting to construct a carport of approximately seven hundred
68 fifty (750) square feet, bringing the total square footage of accessory buildings on the property
69 to one thousand three hundred seventy (1,370) square feet. The proposed carport has a tan
70 metal pitched roof supported by 3" x 3" metal posts and it is open on all sides. The approximate
71 dimensions are 30' x 25'.

73 The property is located at 1230 Woodsey Court, Tract 1B4M2, Harrison Decker Survey,
74 Abstract No. 438, zoned "MH" Manufactured Housing and Land Use Category, Industrial.

77 with one response received from Brenda Henning, 1233 Woodsey Court, Southlake, Texas, in

81 Ridge Drive, Justin, Texas, once sworn, in presented items and answered questions for the
82 Board.

84 Vice Chairman Fairchild opened the public hearing for ZBA Case 592 and seeing no response
85 closed the public hearing at 6:53:02 p.m. and opened discussion for the Board.

87 Motion was made to approve ZBA Case 592 with the stipulation that the existing carport of
88 approximately 900 square feet be demolished concurrent with the construction of the new
89 carport.
