Mr. 36 Schell further noted that there was a new case submitted which will be heard at the June 10, 37 2010 meeting. 38 39 Agenda Item No. 4 ZBA -590, Special Exception Use Permit for an Accessory Building of 40 a Size Greater than Permitted: Special Exception Use Permit per Ordinance No. 480, Section 41 44.12 (3), permitting the construction of accessory buildings or structures of a size or aggregate 42 size greater than permitted on approximately 0.57 acres. Zoning Ordinance No. 480, Section 43 11.50(j)1(i) requires that the sum total of all accessory buildings shall not exceed six hundred 44 (600) square feet. The applicant is requesting to construct an accessory building of 45 approximately 1,311 square feet, consisting of a three car garage, an exercise room and a 46 storage room. 47 48 The property is located at 2803 Watts Court, being described as Lot 13, Block 1 Ridgewood I I 49 Addition, an addition to the City of Southlake, Tarrant County, Texas. The applicant is also requesting Variances to Ordinance No. 480, Section 34.2 (a), 71 requiring a setback of ten (10) feet to a property line located in the rear yard for accessory 72 buildings having a permanent foundation and to Ordinance No. 480, Section 34.2 (e), requiring 73 that accessory buildings not exceed one story or fourteen (14) feet in height. The following six surrounding property owners 91 did not return a response form, but they signed a petition stating "Not Opposed To" and they live 92 within two hundred (200) feet.
