RPUD REGULATIONS
SF-20A Regulations with the following conditions:
Minimum lot area shall not be <15,000 sq. ft.
Minimum front yard shall not be < 30 ft.
Minimum side yard shall not be < 10 ft, except for Lots 11-24, which shall have a side yard setback of not < 15ft, with the east side yard of Lot 21 being not <25’.
Minimum rear yard shall not be < 30 ft.
Lots fronting curved streets or an “eyebrow” at the end of the street shall have a minimum 70’ lot frontage
Maximum lot coverage shall not exceed 40%
Minimum floor area of all residences constructed shall be 4,000 square feet
Streets shall have 40’ of ROW with 30’ of pavement
Minimum 4’ sidewalk is required on both sides of internal streets except open space lots require 4’ internal trail
Lots 18-24 in Block 4 shall have a 10’ landscape easement along the rear property line, with three minimum 6” caliper shade trees per lot installed prior to occupancy
