Item 6L (2)Thank You Mr. Chairman, members of the Commission, the following is a proposal by Children’s Medical Center for the approval of a Site Plan for a 34,000 square foot pediatric specialty care center within the Corporate District of the approved Master Planned Carillon development located on the north side of State Highway 114 between Carroll Avenue and White Chapel Boulevard at the addresses listed on this slide. 1 The current land use designation for this site is primarily Mixed Use but there is a portion with 100-year floodplain 2 The current zoning is “ECZ” Employment Center Zoning District. 3 The following is an aerial of the site outlined in yellow. 4 This is an aerial showing all of the Carillon boundary in blue and the Children’s Medical Center in yellow. 5 This slide shows the approved Carillon development plan with the children’s medical center to be towards the south in the bottom center. 6 This is the area being developed known as the Carillon Corporate District and the Children’s Medical Center being a part of Area B of that district. 7 This shows the medical center integrated and adapted into the development plan. 8 The following are renderings of the corporate district as presented and approved from the Carillon development plan. 9 This is a colored site plan provided by the applicant. 10 The following is a Site Data Summary of the project. The proposal consists of one lot with a net area of 10 acres and 7.8% percent site coverage. There is approximately 60.31% percent open space and 36.7% impervious coverage. The building being proposed is 34,000 square feet and is part of phase 1 of the ultimate build out of the building of 69,500 square feet that will be built as a part of separate phases and will be required to go through the approval process at those points when expansion is necessary. 11 This is the site plan provided by the applicant. 12 13 14 15 16 17 This concludes staff’s presentation, staff is available to answer questions from the commission, the applicant will follow with a presentation and video of their own. 18
