Item 6L (2)Thank You Mr. Chairman, members of the Commission, the following is a
proposal by Children’s Medical Center for the approval of a Site Plan for a
34,000 square foot pediatric specialty care center within the Corporate District of
the approved Master Planned Carillon development located on the north side of
State Highway 114 between Carroll Avenue and White Chapel Boulevard at the
addresses listed on this slide.

The current land use designation for this site is primarily Mixed Use but there is
a portion with 100-year floodplain

The current zoning is “ECZ” Employment Center Zoning District.

The following is a Site Data Summary of the project. The proposal consists of
one lot with a net area of 10 acres and 7.8% percent site coverage. There is
approximately 60.31% percent open space and 36.7% impervious coverage.
The building being proposed is 34,000 square feet and is part of phase 1 of the
ultimate build out of the building of 69,500 square feet that will be built as a part
of separate phases and will be required to go through the approval process at
those points when expansion is necessary.
