Item 6J (2)Thank you Mr. Chairman, members of the Commission, the following
is a proposal by Kimley-Horn and Associates on behalf of Brazos
Electric for the approval of a site plan for an 800 square foot
unmanned control center at an existing electrical substation located
at 3411 TW King Road under Planning Case ZA10-014.

The future land use designation for this site is Mixed Use.

The current zoning is “NR-PUD” Non-Residential Planned Unit
Development Zoning District.

additions to the site. There is also lighting being proposed and it has
been indicated by the applicant that it will conform with the City’s
lighting ordinance and only be used for emergency purposes as
outlined in a letter provided by Kimley-Horn under attachment “C” of
the staff report provided to the Commission.

This slide shows a picture of what the new structure is proposed to
look like with elevations provided by the applicant.

There are variances associated with this request, the first being a
Variance to the Bufferyards Section 42.5 of the zoning ordinance for
waiving the requirement of plant materials within the bufferyard.
Currently the site has no vegetation within the bufferyard.
A Variance to the Screening and Fencing Section 39.2 of the Zoning
Ordinance for the requirement that no chain link fencing shall be
permitted in this zoning district in addition to solid fencing on the
north and east boundaries which is not permitted when adjacent to
residential property. Currently, the site has a perimeter chain-link
fence.
A Variance to the Interior Landscape Area Section 3.3 of the
Landscape Ordinance for the requirement of installing a minimum of
30% interior landscape cover. As mentioned earlier, there is no
existing vegetation in the bufferyards or anywhere within the site.
Finally, there is a Variance to the Masonry Ordinance under Section
1 for exterior masonry requirements requiring the applicant to
construct any structure on site of masonry materials. The other
existing structure is not made of masonry materials and therefore the
applicant is requesting to build with the same materials to match
existing.
