EXECUTIVE
SUMMARY:
On behalf of Christopher Santore and Broadstone Custom Homes, Inc., Adams
Engineering is requesting approval of a plat revision for Lots 1R-4R, Block 1, La
Mirada, being a revision of Lots 1-5, Block 1, La Mirada, on approximately 5.2 acres
located at 1121, 1131, 1141, 1151 and 1161 La Mirada, SPIN #5.
REQUEST:
The purpose of the request is to reconfigure five existing residential lots into four lots.

HISTORY:
-A preliminary plat for a single agricultural lot was approved by City Council on
November 2, 1993.
-A final plat for Lot 1, Rougemont Addition wasfiled Feb. 18, 1994 (ZA93-108).
-A zoning change for a portion of the property from “RE” Residential Estate
District to “SF-1A” Single Family Residential District wasapproved by City
Council onAug. 4, 1998 (ZA98-068).
-A plat revision for Lots 1R and Lot 2, Rougemont Addition wasfiled Nov. 20,
1998 (ZA98-069).
A zoning change from “RE” Residential Estate District and “SF-1A” Single
Family Residential District to “R-PUD” Residential Planned Unit Development
District was approved by City Council on Nov. 7, 2006 (ZA06-119).
A preliminary plat for Lots 1-10, La Mirada was approved by City Council on
Nov. 7, 2006 (ZA06-120).
A plat revision for Lots 1-9, Block 1 La Mirada was filed on Aug. 24 2007(ZA07-
021).

The land use designation for the property is Low Density Residential. The lots
on the Plat Revision conform to the current designation.
PATHWAYS
MASTER PLAN:
A 6’ sidewalk exists along the east side of N. Peytonville Ave. No sidewalks
exist or are required along La Mirada.
TREE PRESERVATION:
The reconfiguration of the lots results in approximately the same number of
trees shown to be removed on the Tree Preservation Plan as on the previously
approved plan.

1. Place the City case number " in the lower right-hand corner of the plat.
2. Tarrant County now records plats by Instrument Number instead of Cabinet and Slide. Please revise
the courthouse filing note as follows and place above the title block:
“Instrument # , Date .”
3. Add a lienholder statement and signature block with notary to the plat. If there is/are no lienholder(s)
then add a statement to this effect. The standard language for these statements is attached.
4. The following changes are needed with regard to adjacent properties within 200' to include properties
across any adjacent R.O.W.:
a. Show and label the nameof the record owner & corresponding deed record (volume &
unplatted
page) for all tracts within 200 feet of this property.
b. Show and label the lot lines as dashed, lot & block numbers, street names, and existing
easements, and subdivision name and plat record (volume & page) (or cabinet & slide, or
platted
cabinet & page) for allpropertieswithin 200 feet of this property.
5. Show and label the survey line to the west of the property separating the Thomas Beedy Survey,
Abstract No. 72 from the Heirs of Christopher Dart Survey, Abstract No. 2003.
6. We recommend that a separate dedicatory preamble and date be provided for each of the owners due
to the unlikelihood that all members will sign the dedication on the same day.
