Item 4B Audio1 The future land use designation is Low Density Residential. The two proposed lots are consistent with this designation. 2 The property was zoned RPUD in 1991 as part of the Myers Meadow subdivision, so new construction on either of the proposed lots will be required to conform to the Myers Meadow PUD regulations. 3 4 5 6 7 8 This is the two-lot plat showing. Adequate R.O.W. is being dedicated for Randol Mill Avenue. The pathways master plan shows an 8’ multi-use trail planned for the east side of Randol Mill. Construction of the trail will be required at the time a new residence is constructed. The existing home on the southern lot will remain. If construction a new residence on the northern lot occurs before Randol Mill is widened, staff will recommend that money for the trail be placed in an escrow account. 9 The plat showing conforms to the approved Development Plan for Myers Meadow, which shows the two lots in the same general configuration. 10 All six protected trees on the southern lot are shown as to be preserved. There are no protected trees on the northern lot. 11 12 13
