EXECUTIVE
SUMMARY:
Fred Joyce-Mary Myers Enterprises, Inc. and Kurt and Pamela Cameron are
requesting approval of a two-lot plat showing for Lots 3 and 4, B. J. Foster No. 519
Addition on approximately 2.385 acres located at 555 Randol Mill Avenue. SPIN #6.
REQUEST:
The purpose of the request is to divide one tract with an existing residence into two
residential lots.

BACKGROUND INFORMATION

HISTORY: -
The current residence on the property was built in 1983 and it is approximately
2,120 square feet (Source: Tarrant Appraisal District).

A zoning change from “AG” Agricultural to “R-PUD” Residential Planned Unit
Development” for Myers Meadow was approved by City Council on August 6,
1991.

A Development Site Plan for Myers Meadow was approved by City Council on
November 3, 1992. The approved plan includes the two lots proposed by this
plat.

A preliminary plat for Myers Meadow that generally showed the two lots as
proposed was approved by City Council on November 3, 1992. The preliminary
plat expired April 5, 1998.

The land use designation for the property is Low Density Residential. The lots
on the Plat Showing conform to the current designation.
PATHWAYS
MASTER PLAN:
An 8’ multi-use trail is planned along the east side of Randol Mill Avenue.
Construction of the trail will be required at the time a new home is constructed
on a lot. If the City has not widened Randol Mill Ave. by the time an application
for a building permit is submitted, the funds for the sidewalk should be placed
in an escrow account.
WATER & SEWER:
Water exists along Randol Mill Ave. to serve the two lots. Sewer exists along
Randol Mill Ave, and to the east and south in the Myers Meadow subdivision
to serve the two lots.
DRAINAGE ANALYSIS:
Drainage of the property is generally sheet flow from the northwest corner to
the southeast corner of the tract.
TREE PRESERVATION:
All six trees that are protected on the proposed southern lot (Lot 4) are shown
as being preserved. The existing residence will remain. There are no protected
trees on the proposed northern lot (Lot 3), so the buildable area within the
required setbacks is shown.

1. Correct the owner’s name in Lot 3 on the face of the plat to “Pamela” instead of “Pamely”.
2. Where adjacent property is unplatted or platted showing a 5' U.E., provide a 5' U.E. along the property
line; if adjacent property is platted and shows no easement, provide a 10' U.E. along the interior of the
property line. Please provide 5’ U.E.’s to the south and east of the property adjacent to the platted
properties and a 10’ U.E. along the northern property boundary adjacent to the unplatted property.

* An 8’ multi-use trail is shown along the east side of Randol Mill on the Pathways Master Plan. The
Subdivision Ordinance requires that sidewalks be added along public and private streets for a plat
showing of more than one lot. Construction of the multi-use trail will be required at the time a new
home is built on a lot. Since the City will be widening Randol Mill, it would be preferable to escrow the
money for the multi-use trail (at the time a building permit is applied for) until the road improvements
take place.
* A “Certificate of Taxes Paid” indicating that there are no delinquent taxes owed on the subject property
from each taxing authority must be provided to the City prior to filing this plat in the County records. A
copy of this information may be obtained from the Tarrant county Tax Assessor/Collector’s Office
located at 100 E. Weatherford St. in Ft. Worth (across from the old red courthouse). There is a service
charge of $10 per account for this certificate. For more information contact the Assessor/Collector’s

* We recommend this plat not be filed until the construction plans have been substantially approved.
This will ensure adequate easements and finish floor elevations. Minimum finish floor elevations may
