Revised Site Plan for Watermere Clubhouse
PROJECT:
REQUEST: On behalf of Southlake Watermere Holdings, L.P., Galier|Tolson|French is requesting
approval of a revised site plan to change the roofing plans on the club house located
on Lot 4, Block 1, Watermere at Southlake being 301 Watermere Drive. The purpose
for the change is to relocate the mechanical equipment from the ground to the roof. A
portion of the roof will be open and will have exposed architectural beams matching
the pitch and elevation of the main roof extending to the roof peak. It is staffs opinion
that the change is a significant departure from the character of the approved
architectural building elevations and therefore requires approval of a revised site plan.
A link to the new plans and previously approved plans is provided below. There are no
other review comments.

LEGAL DESCRIPTION: Lot 4, Block 1, Watermere at Southlake Addition
LAND USE CATEGORY: Medium Density Residential
CURRENT ZONING: S-P-2 Generalized Site Plan District
HISTORY: The original zoning, concept plan and preliminary plat for Watermere at
Southlake were approved by City Council on January 16, 2006. An amendment
was approved October 2, 2007 which added approximately 3 acres and
additional living units. The site plan for Phase 1 which included the Club House
was approved as part of the construction on September 19, 2006. The final
plat for Watermere at Southlake was approved on February 7, 2008.
P & Z ACTION: August 7, 2008; Approved (5-0) as presented.
STAFF COMMENTS: It is staffs opinion that the change is a significant departure from the character
of the approved architectural building elevations and therefore requires
approval of a revised site plan. There are no other review comments.
