Proposed S-P-1 Zoning Regulations
This “S-P-1” Detailed Site Plan Zoning District shall follow the uses and regulations set forth in the “O-1” Office District, with the following exceptions:
The side yard setback shall be 10’ between all internal lots only.
There shall be a 25’ building setback from the south property line.
There shall be no bufferyard requirements along interior lot lines and there shall be a 10’ bufferyard along the southern property line.
The maximum impervious coverage shall be 65% for the property as a whole. The 65% maximum will not apply to individual lots.
Required parking will be provided for the property as a whole. Individual lots are not required to meet parking requirements.
There shall be no requirement for perimeter fencing.
Variances Requested
Requirement That All Lots Must Front on a Street - The applicant is requesting a variance to the requirement that all lots must front on a public or private street. Common Access Easements
will provide access to all lots.
Stacking Depth – The required stacking depth is 75 feet. The applicant is requesting a stacking depth of ± 41 feet.
Driveway Spacing – The required driveway spacing on S. Kimball Ave. is 250 feet. The applicant is requesting a driveway spacing of 106 feet.
