PROJECT:
REQUEST: On behalf of L.R. Dorsett, Mycoskie | McInnis Associates is requesting approval of a
four-lot Plat Showing in conjunction with a Zoning Change and Concept Plan request
(ZA07-162). The purpose of the plat is to subdivide 1.977 acres into four (4)
residential lots, each approximately 21,000 square feet in size.

2. This plat does not comply with the current “AG” Agricultural zoning district regulations and is subject to
approval of its associated zoning change request (ZA08-056).
3. The following comments are in regard to labeling on the plat graphic:
a. Applicant may consider changing the scale to 1”=40’ or 1”=30’ for improved legibility and full
use of plan area
b. Show and dimension ROW dedication for existing ROW widening and provide dimensions
from center of existing ROW at all adjacent property corners
4. The following comments are in regard to the title block area of the plan:
a. Retitle plan as “Plat Showing” (Remove “Preliminary”)
b. Provide a county clerk filing block: “Filed in Cabinet , Slide , Date _____”
c. Provide the surveyor’s certification per Subdivision Ordinance Appendix 5:
5. The following comments are in regard to the legal description and owners dedication:
a. Call out all iron rods found (IRF) for property corners in the legal description
b. Format the Owner’s Dedication and legal description per Subdivision Ordinance Appendix 1.
* A “Certificate of Taxes Paid” indicating that there are no delinquent taxes owed on the subject property
from each taxing authority must be provided to the City prior to filing this plat in the County records. A
copy of this information may be obtained from the Tarrant county Tax Assessor/Collector’s Office
located at 100 E. Weatherford St. in Ft. Worth (across from the old red courthouse). There is a service

* We recommend this plat not be filed until the construction plans have been substantially approved.
This will ensure adequate easements and finish floor elevations.
* Please submit a revised blueline "check print" prior to submitting blackline mylars with original
signatures.

* Original signatures and seals will be required three mylars prior to filing the plat. Also
required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original
signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than
signatures or seals, appear on the plat.
* A Developers Agreement is required prior to construction of any public infrastructure. The Developer's
Agreement for this addition should consider streets, drainage, park dedication requirements and fees,
off-site sewer extensions, off-site drainage and utility easements and impact fees.
