EXECUTIVE
SUMMARY:
On behalf of Champion Partners, Construction Management Advisors is requesting
a Specific Use Permit for carports for non-residential property on approximately 2.7
acres located at 2250 E. Continental Blvd. SPIN #8.
REQUEST:
The applicant is requesting approval of a carport to cover six (6) parking spaces
adjacent to Champion Crossing Building 3. One parking space would be lost to provide
space for the masonry support columns, however, 75 parking spaces are required on
the lot and 112 are provided.
ACTION NEEDED: 1) Conduct a public hearing
2) Consider approval of a Specific Use Permit

approved December 3, 1974.

A final plat (ZA74-009) for Green Meadow Subdivision, Tracts 1-5 was
approved Dec. 3, 1974.

The zoning was changed from Heavy Commercial to “I-2” Heavy Industrial with
the adoption of Ord. No. 334 and the official zoning map in August of 1986.

The zoning was changed from “I-2” Heavy Industrial to “I-1” Light Industrial
with the adoption of Ord. No. 480 and the official zoning map in September of
1989.

A plat revision (ZA98-112) for Lot 4R was filed August 9, 1999.

A plat revision (ZA01-050) for Lots 4R1-4R7 was filed August 15, 2001.

A plat revision (ZA03-104) for Lots 4R2R-4R7R, 4R8 and 4R9 was filed
January 31, 2005.

A building permit for Building 3 was issued September 14, 2007.
-An amended plat (ZA07-038) was filed September 28, 2007.
PATHWAYS
MASTER PLAN:
The Pathways Plan calls for an eight foot (8’) multi-use trail along E.
Continental Blvd. and for a sidewalk of six feet (6’) or less along S. Kimball
Ave.Both the 8’ multi-use trail and the 6’ sidewalk are existing.
TREE PRESERVATION:
No trees would be removed or altered to construct the proposed carports.

prior to construction of any signs.
* All mechanical equipment must be screened of view right-of-ways and residential properties in
accordance with the Zoning Ordinance No. 480, as amended.

* All development must comply with the Drainage Ordinance No. 605 and the Erosion and Sediment

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
SOUTHLAKE, TEXAS, GRANTING A SPECIFIC USE PERMIT FOR
CARPORTS FOR NON-RESIDENTIAL PROPERTY WITHIN THE
CITY OF SOUTHLAKE, TEXAS, LOCATED AT 2250 E.
CONTINENTAL BLVD., BEING DESCRIBED AS LOT 4R7R1, GREEN
MEADOW SUBDIVISION, AN ADDITION TO THE CITY OF
SOUTHLAKE, TARRANT COUNTY, TEXAS,MORE FULLY AND
COMPLETELY DESCRIBED IN EXHIBIT “A”, AND AS DEPICTED
ON THE APPROVED SITE EXHIBIT ATTACHED HERETO AND
INCORPORATED HEREIN AS EXHIBIT “B” AND PROVIDING AN
EFFECTIVE DATE.
WHEREAS
, a Specific Use Permit for carports for non-residential property has been
requested by a person or corporation having a proprietary interest in the property zoned as “I-1”
Light Industrial District; and,
WHEREAS
, in accordance with the requirements of Section 45.1 (33) of the City’s
Comprehensive Zoning Ordinance, the Planning and Zoning Commission and the City Council
have given the requisite notices by publication and otherwise, and have afforded the persons
interested and situated in the affected area and in the vicinity thereof; and,
WHEREAS
, the City Council does hereby find and determine that the granting of such
Specific Use Permit is in the best interest of the public health, safety, morals and general welfare of
the City.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
SOUTHLAKE, TEXAS:
SECTION 1.
A Specific Use Permit is hereby granted for carports for non-residential propertylocated at
2250 E. Continental Blvd., being described as Lot 4R7R1, Green Meadow Subdivision, an addition
to the City of Southlake, Tarrant County, Texas, according to the plat recorded in Cabinet ‘A’,
Slides 12221 & 12222, Plat Records, Tarrant County, Texas, more fully and completely described

in Exhibit “A”, and as depicted on the approved Site Exhibit attached hereto and incorporated
herein as Exhibit “B” and providing an effective date, subject to the provisions contained in the
comprehensive zoning ordinance and the restrictions set forth herein. The following specific
requirements and special conditions shall be applicable to the granting of this Specific Use Permit:

SECTION 2.
This resolution shall become effective on the date of approval by the City Council.
