Item 4S Department of Planning & Development Services S T A F F R E P O R T February 24, 2010 CASE NO:SV10-003 PROJECT:Variance to the Southlake Town Square Conditional Sign Permit for Terrace Retreat Med Spa REQUEST: Identitec, on behalf of Terrace Retreat Salon & Day Spa, is requesting a variance to the Southlake Town Square Phase I Conditional Sign Permit regulations for letter height. Terrace Retreat Med Spa is a second story tenant located at 1422 Main Street, Suite 213. Specifically, the applicant is requesting a maximum letter height of 16 inches (letters T, R, M, S). Under the Southlake Town Square Phase I Conditional Sign Permit, the maximum allowed letter height for an upper story tenant is 10 inches. The sign “Terrace Retreat Spa” was approved, permitted and installed in 1999 onto the adjacent façade of Suite 263. This request is to simply relocate those letters from Suite 263 to Suite 213 and add “Med” before “Spa”. The reason for relocating the sign is that Terrace Retreat formerly occupied both Suites 213 and 263, but now only occupies Suite 213. Although a provision exists that allows administrative flexibility for certain non-conforming signs, current administrative practice is to require City Council approval of a variance where the proposal significantly differs from the regulations.
