This is the proposed two-lot plat showing. The boundary between the two lots is
highlighted in red. Lot 31, which abuts Sunshine Lane, contains just over 1 acre and
Lot 32 contains approximately 1.8 acres. Both lots comply with the underlying
zoning, which is SF-1A.

Here is the tree preservation plan. Three trees in the proposed building pad on Lot
31 are labeled “To Be Removed” and no trees are labeled marginal. The existing
home and accessory buildings that are represented on the plan will remain. The
applicant is requesting a variance to the requirement for a 4’ sidewalk to be provided
along Shumaker Lane. The applicant will provide a 4’ sidewalk along Sunshine Lane
only. Please see attachment C in the staff report for the applicant’s justification for
requesting the variance.
