REQUEST:
On behalf of Louise Garrett, JPH Land Surveying, Inc. is requesting approval of a two
lot plat showing for property being located at 1810 N. Sunshine Lane and being
approximately 2.848 acres.
VARIANCE
REQUESTED:
The following variance is requested to Subdivision Ordinance No. 483:
Section 5.06(B)2 requires that a minimum 4’ sidewalk be provided along each street
frontage with new home construction. The applicant is proposing to install a 4’
sidewalk along Sunshine Lane and to not provide a sidewalk along Shumaker Lane.

has been requested to provide the sidewalk along Sunshine Lane, but not
along Shumaker Lane.
WATER & SEWER:
Water and sewer exist along Shumaker Lane to serve the two lots.
DRAINAGE ANALYSIS:
Drainage of the property is generally sheet flow from Sunshine Lane to the rear
of the tract.
TREE PRESERVATION:
Three trees are labeled as to be removed on the Tree Preservation Plan. No
trees are labeled as marginal.

February 4, 2010; Approved (5-0) granting the requested variance to the
Subdivision Ordinance allowing for the installation of a 4’ sidewalk along

4. Although the Subdivision Ordinance requires that general utility easements be provided where
adjacent property is unplatted or platted with a 5' U.E., a 5’ UE be provided along the property line;
or if adjacent property is platted and shows no easement, provide a 10' U.E. along the interior of
the property line, staff recommends that easements only be provided where needed to provided
adequate extension of utility services in order to aid in tree preservation.
5. Delete “North” from all references and labels for Sunshine Lane.
6. Provide a minimum 4’ wide sidewalk along each street frontage with new home construction. A 4’
walk is shown along the Sunshine Lane frontage. A variance to the sidewalk along Shumaker

TREE CONSERVATION COMMENTS:
* Please be aware that all existing trees shown to be preserved on the City Council approved Tree
Conservation Plan must be preserved and protected during all phases and construction of the
development. Alteration or removal of any of the existing trees shown to be preserved on the approved
Tree Conservation Plan is a violation of the Tree Preservation Ordinance and the zoning as approved
by the Southlake City Council. Please ensure that the layout of all structures, easements, utilities,

structures grading, and any other structure proposed to be constructed do not conflict with existing
trees intended to be preserved.
* A “Certificate of Taxes Paid” indicating that there are no delinquent taxes owed on the subject property
from each taxing authority must be provided to the City prior to filing this plat in the County records. A
copy of this information may be obtained from the Tarrant county Tax Assessor/Collector’s Office
located at 100 E. Weatherford St. in Ft. Worth (across from the old red courthouse). There is a service
charge of $10 per account for this certificate. For more information contact the Assessor/Collector’s

* The applicant should be aware that the principal building will be come non-confroming with regard to
the rear yard and that some of the accessory buildings will become non-conforming with regard to
being forward of the principal building due to reorientation of the lot frontage for Lot 32 which changes
from Sunshine Lane to Shumaker Lane.
* Prior to issuance of a building permit, plat must be filed and all fees paid which include park dedication
fee, tap fees, water, sewer and roadway impact fees, building permit fees, etc.
* Please submit a revised blueline "check print" prior to submitting blackline mylars with original
signatures.

* Original signatures and seals will be required three mylars prior to filing the plat. Also
required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original
signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than
signatures or seals, appear on the plat.
