That R.E. Smith and Marilyn Smith ("Grantors"), whose address is 300 Timber Trail, Southlake,
Tarrant County, Texas, for and in consideration of the benefits obtained pursuant to that certain settlement
agreement dated /2-l0-?.DO)between Grantors and the City of Southlake, Texas ("Grantee"), HAS
QUITCLAIMED and by these presents DOES QUITCLAIM to Grantee all of Grantors' right, title, and
interest in and to the property described in Exhibits "A" and "B" both of which are attached hereto and
made a part of this instrument ("Property").
TO HAVE AND TO HOLD all of Grantors' right, title, and interest in and to the Property,
together with all and singular the rights and appurtenances belonging in any way to Grantors' right, title,
and interest in and to the Property, to Grantee and its successors and assigns forever, and neither Grantor
nor Grantors' successors or assigns shall have, claim or demand any right, title or interest in all or any
part of the Property.

EXHIBIT "A"
I Being a 2,473 square feet parcel of land situated in the J.J. Freshour Survey, Abstract No. 521, City of
Soutblake, Tarrant County, Texas; a portion of said 2,473 square feet parcel ofland being within the north
15 feet of a 30 feet wide roadway easement per Tarrant County Commissioners Court Minutes dated May
14, 1877 recorded in Volume A, Page 152 oithe County Commissioners Court Records and a portion of said
2,4 73 square feet ofland lies within that certain Tract One described in the deed 10 Royal E.Smith recorded
in Volume 4077, Page 427, Deed Records, Tarrant County, Texas; said 2,4 73 square feet ofland being more
particularly described by metes and bounds as follows:
BEGINNING at a 1/2 inch iron rod set with plastic cap stamped "Landes & Assoc." from which a 1 inch
iron rod found bears North 3.00 feet; said 1/2 inch iron rod being in the north line of said 30 feet wide ROW
easement and also'being the southwest comer of said Smith tract; said 1/2 inch iron rod being North 15.00
feet and approximately 1510 feet east of the southwest comer of said Freshour Su..-vey;
THENCE EAST, 96.87 feet along the north line of said ROW easement and the south line of said Smith
tract to the intersection of said line with the north edge of a metal rail fence;
THENCE N 890 12' 15" E, 36.00 feet along the north edge of said fence to the east end of said fence;
THENCE SOUTH 0.50 feet to the north line of said ROW easement and Smith's south line;
THENCE EAST, 7.38 feet once again along said north line of said easement to its intersection with the
northerly edge of a masonary wall;
THENCE along the northerly, easterly and southwesterly edge of said wall the following courses and.
distances: N 79013' 01" E, 0.74 feet; N 360 53' 53" E, 5.30 feet; S 53006' 07" E, 0.85 feet;
S 360 53' 53".W, 4.83 feet once again to the north line of said 30 feet wide ROW easement and Smith's south
line;
THENCE EAST, 22.04 feet along said easement line and Smith's south line to a west line of Ridgewood,
Phase 1, an addition to the City of Southlake according to the Plat filed in Cabinet A, Slide 2574, Plat
Records, Tarrant County, Texas; an "x" found cut in a concrete drive bears N 000 01' 32" W, 0.1 feet;
THENCE S 000 01' 32" E, 15.00 feet along the west end of a portion of ROW dedicated by said plat for
widening Johnson Road to the south line of said Freshour Survey and the centerline of said 30 feet wide
roadway easement;
THENCE "WEST, 163.98 feet along said centerline and along the south line of said Freshour survey to its
intersection ofllie projected west line of said Smith tract;

of which 2,459 square feet ofland lies within the north 1/2 half of the 30 feet wide ROW easement and 14
