That. The Fechtel Group. a Texas General Partnership of the County of Tarrant, State of
Texas, hereinafter referred to as Grantor, whether one or more, for and in consideration of the
sum of TEN DOLLARS AND OTHER GOOD AND VALUABLE CONSIDERA nON to
Grantor in hand paid by the City of Southlake, Texas, receipt of which is hereby acknowledged,
and for which no lien is retained, either expressed or implied, have this day Sold and by these
presents do Grant, Bargain, Sell and Convey unto the City of Southlake, Texas all that certain
tract or parcel of land in Tarrant County, Texas, more particularly described in Exhibit "A",
which is attached hereto and incorporated herein for any and all purposes.
This conveyance is made subject to all matters of record in the Real Property Records of
Tarrant County, Texas, but only to the extent such matters are valid and subsisting and affect the
land hereby conveyed.
Grantor reserves all of the oil, gas and sulphur in and under the land herein conveyed but
waive all rights of ingress of egress to the surface thereof for the purpose of exploring,
developing, mining or drilling for same; however, nothing in this reservation shall affect the title
and rights of the City of Southlake to take and use all other minerals and materials thereon,
therein and thereunder.
Grantor reserves the right of access between the premises conveyed and Grantor's
remaining property, including curb cuts at such locations as agreed to by Grantor and City of
Southlake.
TO HAVE AND TO HOLD the premises herein described and herein conveyed
together with all and singular the rights and appurtenances thereto in any wise belonging unto the
City of Southlake, Texas and its assigns forever; and Grantor does hereby bind itself, its
successors and assigns, to Warrant and Forever Defend all and singular the said premises herein
conveyed unto the City of Southlake, Texas and its assigns against every person whomsoever
lawfully claiming or to claim the same or any part thereof, by through or under Grantor, but not
otherwise, subject to the matters hereinabove specified.

Said 0.392 acres being more particularly described by metes and bounds as follows:
BEGINNING at the intelsection of the east right-of-way line of North Carroll Avenue (a
variable width R.O.W.) and the nOlth right-at-way line of Federal Way (a 62.5 feet
R.O.W.), said point being the southwest corner of said Feehtel Group tract;
THENCE North 00056'17" West, leaving said intersection and along the common line of
the east right-of-way line of said North Carroll Avenue and the west line of said Feehte!
Group tract, a distance of 675.80 feet to a point for corner, said point being the northwest
comer of said Fechtel Group tract;
THENCE North 89032'53" East, leaving said common line and along the north line of
said Fechtel Group tract, a distance of 25.00 feet to a point for corner;
THENCE South 00056'17~' East, leaving said north line, a distance of 655.67 feet to a 1/2
inch smooth iron rod set with aluminum cap;
